nn Job Title: Assistant Construction Managernn nn Department: Constructionnn nn Position Type: Full-time/Exemptnn nn Reports To: Director of Constructionnn nn nn nn JOB DESCRIPTION: nn nn nn nnAssist the superintendent with the management of all functions of the job site as it relates to home construction, including but not limited to scheduling and supervising job site.nn nn nn nn ESSENTIAL FUNCTIONS: nn Assist the Superintendent in scheduling subcontractors, Must recognize and enforce quality standards and code requirements, Review houses daily to ensure readiness for next trade, and on schedule, Learn the need for uniformity in construction methods within the company, Support company policies and construction standards, Execute policies to ensure compliance with quality standards, Monitor subdivision cleanliness and hold the subcontractor responsible for daily clean-up, Walk each completed home before HRA (Home Readiness Assessment) and before NHD (New Home Delivery) to make sure that the home is complete and clean and meets standards of quality, Make sure house is complete without any outstanding items before the closing sign off, Inspect each house to determine the status per the production schedule, Assure the quality of workmanship and that all work is in accordance with the plans and specifications, and code requirements, Calls and walks all inspections with inspectors, Walks units to assure they are ready for inspections and subcontractors the day before they are due to arrive, Prep all units for final inspections and homeowner walk-through, Note outstanding homeowner walk-through items and schedule subcontractor to repair, with home owner, In absence of superintendent make sure all schedules are met, inspections ready and scheduled.

nn Qualifications nn Associate’s degree (A.

A.) or equivalent from two-year College or technical school; or six months to one year related experience and/or training; or equivalent combination of education and experience.

Must have a vehicle, a valid driver’s license, and be willing to travel.

nn nn nn COMPETENCIES: nn nnExperience in Residential Home building,nn nnMust know all phases of New Home Construction,nn nnRead, Interpret and understand Architectural Drawings and specification Documents,nn nnExcellent well-written and effective email/communication,nn nnConstruction Software experience a plusnn nn nn nn OTHER QUALIFICATIONS: nn nnNone.nn nn nn nn nn nn SUPERVISORY RESPONSIBILITY: nn nnCoordinate/Supervise Sub-Contractors and Labor as needed.nn nn nn nn WORK ENVIRONMENT: nn nn The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.

This position requires the ability to lift supplies, up to 100 pounds.nn nn TRAVEL: nn nn Must be able to travel to the jobsite(s) as assigned.nn nn nn nn EDUCATION AND EXPERIENCE: nn Minimum of three years of verifiable experience, thorough knowledge of trades and be computer literate.

Experience in tract housing and multifamily production is preferred.

Office experience of Microsoft office (Excel, word, project & Outlook) is also preferred.

Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.

Ability to write routine reports and correspondence.

Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume.

Ability to apply concepts of basic algebra and geometry.
