Success will be measured by your ability to plan and manage the contractor solicitation, budgeting and construction management our active adult properties on time and within budget across differing locations.

This position will own and champion the construction processes from the planning phase through turn over and warranty.

The CM will report to the project Development Manager and be responsible for the budget management and profitability of each project.

Your ability to contribute to the culture, growth and professionalism of the project team is an important aspect to this position.

Under the supervision of the Development Manager we are currently seeking a Construction Manager to manage 4-6 projects in various phases of development and various locals in the Western/ Southwest U.S.

(primarily CO, AZ, ID, UT) and who specializes in the following areas of expertise:
Experience with both ground up & redevelopment projects .

Coordination with the Development team to determine project budgets, schedules and constructability analysis.

Budget and schedule management.

Cash flow planning, tracking and projections.

Project level reporting assistance to the Development Manager.

Planning and procurement of permits and Owner contracted, third party work.

Contract writing, review, and analysis at the project level along with coordination with legal counsel in conjunction with contract execution.

Analysis and incorporation of new technologies and processes and procedures.

Coordination with the Asset and Operation teams during project startup and turnover.

Management of the Design and Construction teams.

Travel will be required on an as needed basis and may be as frequent as multiple trips per month, depending on project needs.

Construction phase safety compliance.

Ensure that the work is in compliance with city or county requirements and building codes.

Maintain records of all changes, such as change orders and/or purchase orders.

Responsible for coordinating with the General Contractor to schedule inspections and code compliance.

Review and approve all trade invoices with regard to project work completion and quality.

Coordination with Bank inspectors, preparation and processing of bank pay applications.

Quality control oversight and management throughout the construction through the close out and warranty processes.

Management of brand consistency and assisting the Marketing team during lease-up and turn over.

Contribute to the establishment and refinement of work quality, cultural initiatives, and best practices.

Manage internal and external relationships with competency in conflict resolution and overall development of client relationships.

Qualifications:
A Bachelor’s Degree in Real Estate, Architecture, Engineering or Construction Management fields required.

5 years of relevant experience related to construction project management.

Experience with active adult, resort/hospitality and/or multifamily apartment project development.

Experience with managing a team and third party relationships effectively.

Proficiency with Scheduling Software and MS Office Suite with an emphasis with MS Excel required.
