Job type: Full time, typically Monday-Friday with some weekend and evening availability required.

Position Requirements:
Associate’s Degree required, Bachelor’s in related field preferred
Leasing and/or marketing experience
Flexible schedule, evening and weekend availability required
Computer literate (proficiency in Microsoft Word, Excel, Outlook preferred)
Income certification experience preferred (LIHTC or Housing Subsidy)
Experience with HCBS Medicaid preferred
Strong desire and ability to work with older adults and the general public
Excellent communication skills, written and verbal
Strong time management and organizational skills; ability to multi-task
Overall Job Objective:
The Leasing and Marketing Coordinator position exists to promote a positive image of Golden West to prospective residents, all other stakeholders, and the community at large in such a way as to reach desired occupancy for Golden West in the Towers (independent living) and Mezzanine (assisted living).

This position will strive to ensure that Golden West is considered one of the top senior living Communities in Boulder County.

The Leasing Coordinator is responsible for all aspects of the day-to-day leasing and marketing process including community marketing, tours and leasing.Principal Accountabilities: * Participates as an active member of the management team.

Displays professional behavior, attitude and appearance, and actions are focused on promoting the department goals and the organization’s mission.
Compliance with all infection control procedures including required vaccinations such as, but not limited to, COVID-19 and Influenza vaccines.
Administers and coordinates day to day leasing and marketing procedures including point of first contact, management of the wait lists, tours of the community, and acquainting residents and families with the amenities and services of Golden West.
Develops and utilizes an effective plan of lead follow-up, including but not limited to telephone contact and personal appointments.

Utilizes current software and database to maintain an active list of leads.
Maintains documentation for each prospect within the database.

Qualifies each prospect for level of interest.

Gauges client eligibility with regard to financial criteria and expressed needs.

Assists each prospect through the decision making process.

Maintains knowledge of outside resources to share with prospects when necessary.
Maintains positive working relationships with potential residents, current residents, families, staff, former residents and families where appropriate, community organizations, consultants and all other stakeholders of Golden West.
Participates in marketing, networking and community outreach efforts to support the established marketing plan and to maintain or exceed budgeted occupancy levels.
Monitors levels of marketing/information packets and ensures that packets are always available.
Thorough understanding of the requirements of the Low Income Housing Tax Credit Project and the established income limits for the community.
Works closely with the Income Certification Specialist to educate prospective residents on the requirements of the income certification process and to collect the initial documents needed to begin the certification process.
Coordinates with the Resident Services Coordinator to schedule orientations for incoming residents.
Coordinates with Mezzanine Administrative to schedule assessments for prospective residents.
Thorough understanding of Home and Community Based Services (HCBS) Medicaid and payment structure for assisted livings.
Coordinates the leasing of apartments and resident move-in, including establishment of the occupancy date in conjunction with the pre-leasing verification and income certification process, signing of the lease and collection of all other required documents and related fees.
Works with the Facilities Department to ensure apartments meet new residents’ expectations at move-in.
Administers all aspects of vacancy procedures including receiving and documenting notice, providing resident/family with move-out policies and procedures and distribution of vacancy notification.
Collaborates with the Chief Executive Officer, the Community Services department, and The Mezzanine management staff on occupancy and other related issues.
Produces monthly and annual reports, as needed and requested by supervisor.
Other duties as assigned by the supervisor.
