Job Title: Maintenance General Job Summary: Performs routine repairs and maintenance of plant and/or office facilities and equipment.

Performs basic carpentry, electrical, mechanical, air-conditioning, plumbing, and plastic or sheet metal fabrication, or associated work on plant facilities using hand and power tools.

May be required to troubleshoot equipment or facilities problems and reports them to supervisor.

May interpret blueprints, sketches, layouts, wiring diagrams, drawings, and specifications.

May perform routine inspections to determine repair and maintenance work necessary.

Apprentice or Trainee.

Moderate understanding of general job aspects and superficial understanding of the technical phases of the job.

Performs routine, repetitive, and basic tasks where precedent, methods and processes are well established.

Makes simple decisions, but refers most to more experienced personnel.

Essential Duties and Responsibilities:Use of basic carpentry skills; including but not limited to framing, drywall, tape/mud finishing, texture, painting etc.

Basic knowledge of frame/door/closure/hardware installationPerform office moves, furniture move and reconfigure, cubicle set up, move, and reconfigureCMMS/FAMeS work orders system experience a plusAssist in repair and adjust equipment as required in order to return equipment to proper operating conditionInterface with other contractors and other departments with whom they must work or share joint responsibilities to assure a proper working business atmosphere is maintained at all timesDocument all events such as leaks, mechanical or electrical failures, tenant complaints, accidents, vendors and contractors entering or leaving the buildingDocument all anomalies, significant weather disturbances, frozen pipes, glass breaks, door closure concerns, roof leaks, etc.Snow removal activitiesQualifications:High School Diploma, G.E.D.

preferred or Vocational School a plus1-3 years of experience related to facility maintenanceBasic carpentry skills a plusFacilities maintenance a plusBasic computer skillsRead and interpret blueprint/drawings a plusBasic knowledge of hand tools and wood working tools a plus Physical Demands:The employee frequently is required to walk and sit.

The employee is occasionally required to stand and stoop, kneel, crouch, or crawl.

The employee must frequently lift and/or move up to 90 pounds.Work Environment:While performing the duties of this job, the employee occasionally works near moving mechanical parts, professional office space or in outside weather conditions.

The employee is occasionally exposed to hot, cold, freezing and/or wet conditions.

The employee may encounter dust, fumes, toxic or caustic chemicals.

The noise level in the work environment is usually moderately noisy.
