– 24.00 per hour:POSITION PURPOSE:The Income Certification Specialist position exists to manage the resident income certification process for new and existing residents, under the direction of the CAO.

The Specialist will review the documents provided by the residents, determine the appropriate verifications needed, process and track the third-party financial verifications and assist with the completion of other required documents.PRINCIPAL ACCOUNTABILITIES:1.Work effectively and efficiently as part of the administrative team2.Process New Resident Income Certificationa.Work closely with Leasing Coordinator to complete income certificationb.Process certification in a timely mannerc.Forward completed certification to the Director of Finance for approval3.Maintain Income Verification Spreadsheeta.Monitor due dates for recertificationb.Monitor progress in meeting due dates4.Manage Recertification processa.Distribution of forms to residentsb.Assisting residents with formsc.Reviewing submitted forms for completiond.Update Income Verification spreadsheet to track progress5.Verification of income and assetsa.Identify source(s) of income and appropriate verification based on Certification Questionnaireb.Identify source(s) of assetsc.Determination if 3rd party verification is needed6.Verifying income and assetsa.Submitting verification formsb.Monitoring return of forms7.Preparation of Tenant Income Certification (TIC) and final documentsa.Complete TICb.Prepare lease and addendums for tenant signaturesc.Meet with residents to review and sign documentsd.Scan and send completed TIC and supporting documents for review by consultantsPOSITION REQUIREMENTS:* Experience with LIHTC and/or Rent Subsidy income certifications* Strong desire and ability to work with older adults* Excellent communication skills, written and verbal* Strong time management and organizational skills; ability to multi-task* Detail oriented, financial experience preferred* Computer literate (proficiency in Microsoft Word, Excel, Outlook preferred)*Education:* High School Diploma/GED requiredPhysical:* Effectively communicate verbally with stakeholders in person and via telephone* Sit and stand for a minimum 60 consecutive minutes* Ability to lift and carry 25 lbs
