Responsibilities: The Assistant Property Manager for Columbus Office is responsible under the direction of the Property Manager for managing building operations and providing support.

The Assistant Property Manager must manage the asset according to owners expectations, lease requirements, and integration of best practices from the industry to maintain a ClassA commercial office space.

These duties are performed with the highest expectation of ethics, moral integrity and honesty, in compliance with all company policies, procedures and all applicable statutes.Role and Responsibilities Deliver exceptional customer service Manage day-to-day operations in conjunction with PM Administrate various contracts Establishes and maintains good vendor relations and accounts Resolve tenant issues and inquiries in a timely manner Manage maintenance programs to provide tenant work order support, preventative and corrective repair services Efficiently manage workload by establishing objectives, setting priorities, and meeting deadline Enforce property rules and regulations Ensure the property is in compliance with regulatory agency requirementsTasks Manage service and maintenance contracts Manage work order program Maintain up to date vendor files including insurance Conduct property inspections Manage accruals and work with PM on annual budget preparations Review and process vendor invoices for timely payment Ensure the site is well maintained and reflects Class-A building standards Miscellaneous duties and special projects, as required Maintain verbal and written communication with tenants and vendors regarding issues related to management responsibilities, including but not limited to, quality control, vendor contract management, maintenance personnel responsibilities, and utilities management Ability to manage critical issues and participate as a key team leader in response to emergency situations in order to secure and implement necessary corrective measures Ensure diligent performance of general maintenance, including emergency repairs, response times, backlogs, completion times and staffing issuesBenefits:Comprehensive Benefits Medical, Dental, Vision, Life, Disability & Flexible Spending AccountsPaid Time Off & holidays401(K)Tuition reimbursementRobust modern fertility programIncentive bonus programCommuter benefitsEmployee Assistance Program & more Qualifications: 5 years of real estate operations and/or property management experience, with a preference for candidates with experience in the Class-A Manhattan Office MarketEffective, clear, and affirmative verbal and written communication skillsUnderstanding of building mechanical, electrical and plumbing systemsUnderstanding of property management issuesAbility to understand and assist in the preparation of budgets and monthly reporting requirementsAbility to perform written assignments, including preparation of reports, proofreading and editingSkilled in organization, multi-tasking and time managementPlease note that Related has adopted a COVID-19 vaccination policy to safeguard the health and well-being of our employees.
