Leasing Manager

Position Summary: Under the direction of the Community Manager, the Leasing Manager is responsible for marketing, leasing, and pre-leasing of rental units. Coordinating the leasing team in all aspects of the leasing process including, but not limited to: Application processing, paperwork processing, pre-move in apartment inspections, resident retention activities, and lease renewal process.

Essential Duties and Responsibilities:

  • Meet and greet prospective residents and vendors in a professional and enthusiastic manner.
  • Train & be responsible for directing the work performance by the leasing team on the following: telephone and on-site leasing presentations, increased traffic, occupancy and community awareness through outreach marketing, resident relations & retention plans, renewal programs, conversion of unclosed traffic to another closing opportunity, specific individual needs in areas of improvement, Fair Housing, Yardi and other computer software, Company policies and procedures.
  • Establish & coordinate scheduling for leasing staff.
  • Maintain daily traffic logs, phone logs & follow-up. Effectively follow up on all prospective traffic by telephone, email or letter.
  • Qualify clients by determining his or her needs, eligibility, and desirability; Utilize telephone and leasing techniques designated by the Company, always conforming to Fair Housing regulations; properly record information regarding prospective resident visits on guest cards and follow up on qualified traffic that does not lease.
  • Tour apartment community and vacant apartments with clients and have specific and current knowledge of apartment specifications, vacancies, notices, and rental rates.
  • Become thoroughly familiar with property’s amenities, floor plans, locations, rents, rental agreements and policies, and surrounding communities. Responsible for having a thorough understanding of features and benefits provided by the subject community as well as comparable communities in the area and able to convert this knowledge into a selling benefit for the subject community.
  • Responsible for having a thorough understanding of application criteria, lease paperwork, rent collection, and move-in/move-out procedures and be able to explain these items to existing and prospective residents.
  • Review applications prior to submitting to Community Manager for approval; Type all necessary lease paperwork and inspect apartment prior to move-in; Type and mail denial letters to unapproved applicants; Ensure lease file checklists are completed in full.
  • Area businesses must be visited distributing gifts and advertising materials. An outreach log must be completed and monitored.
  • Ensure all leasing personnel are entering traffic sources into Yardi software system. Prepare and submit ideas with prepared examples of ads for use in all advertising sources to Community Manager. All advertising sources must be audited for correct information. Suggestions for additional advertising sources or elimination of nonessential sources should be made to Community Manager.
  • Conduct market surveys and verified for accuracy. Suggestions for changes in rents should be made to Community Manager.
  • Maintain a positive attitude, professional appearance and courteous disposition at all times.
  • All methods and content of training are to be performed in accordance with Company’s policies and applicable laws, as well as in the spirit and culture of the Company’s operating philosophies.

QUALIFICATIONS:

  • High School diploma or GED equivalent required.
  • A minimum of 1 year experience a Leasing Consultant at a lease up property or 1 year experience as an Assistant Community Manager.
  • Strong customer service skills including the ability to manage difficult customers and/or situations
  • Proficient with MS Office, specifically Excel and Outlook; YARDI experience preferred.
  • Strong math and accounting skills.
  • Strong attention to detail, organizational, time-management and problem-solving skills.
  • Professional verbal and written communication skills.
  • Ability to manage conflicting priorities and to adjust priorities on a daily basis.
  • Ability to work a flexible schedule to include weekends.
  • Must pass a pre-employment background check and drug screen.

Salary: $20 -$25 an hour, depending on experience.

Schedule: Weekend schedule is required! Current schedule for role is Friday through Tuesday. Schedule is possible to change, after the start of May 2021, depending on business needs and or requirements.
